What does “Dispozice bytu” mean in Czechia?

Dispozice bytu (apartment layout) is a Czech system for describing floor plans: 1+kk, 2+kk, 3+1. Ukrainians often misunderstand this more than anything else in the housing market.

How to read the description

  • The number before «+» is the number of living rooms (obytné místnosti). The kitchen is not included in this number.
  • «kk» = kuchyňský kout, a kitchenette. This is part of a room, not a separate room.
  • «1» after «+» = a separate kitchen as its own room.

Explanation in simple terms

  • 1+kkone room with a kitchenette. A studio apartment.
  • 1+1 — one room plus a separate kitchen.
  • 2+kk — two rooms, with a kitchenette in one of them.
  • 3+1 — three rooms plus a separate kitchen. Effectively four rooms.

🔴 The main trap

2+kk and 2+1 are not the same. Both have two rooms, but 2+1 also has a separate kitchen — meaning the apartment is larger. Similarly, 3+1 is more spacious than 3+kk with the same "three" in the name.

How much it costs (market, Q1 2026)

Example apartments: Prague 1+kk (30 m²) — 16 320 Kč, 2+kk (55 m²) — 23 870 Kč, 3+kk (80 m²) — 31 040 Kč. Brno — 13 830 / 20 075 / 25 600 Kč. Ostrava — 8 970 / 14 850 / 23 120 Kč. Plzeň — 10 860 / 14 685 / 20 480 Kč.

Important. Do not translate "dispozici" to "one-room / two-room" by habit. 1+kk is housing for one person without a separate kitchen; what you would call "a one-room apartment with a kitchen" at home is 1+1 in Czech.
