What does “Nájemné” mean in Czechia?

Nájemné is the "net" rent for the apartment itself. Utilities are separate, as zálohy na služby (zákon č. 67/2013 Sb. — Act No. 67/2013 Coll.), and are not included in the nájemné.

Why this is the main trap in ads

Important. This is market data (UlovDomov, Q1 2026, published 28.04.2026), not a law: there is no rent ceiling in the Czech Republic, the owner sets the price. The Deloitte index gives an average of 339 CZK/m² — this is a different method, do not mix numbers from different indexes in one table.
