What does “Katastr nemovitostí” mean in Czechia?

Katastr nemovitostí (Land Registry) is the state register of real estate in the Czech Republic. It shows who is the real owner of the apartment you are renting.

How to check — for free

Online: nahlizenidokn.cuzk.gov.cz — free, no registration needed.
🔴 The domain has moved to .gov.cz — old links from forums lead to the wrong place.
Official paper výpis (extract) — at CzechPOINT: 100 Kč for the first page + 50 Kč for each following page.

Red flags when renting

🔴 asking for a deposit before viewing the apartment or signing the contract — this is the most common scam;
"I cannot show it in person";
the name in the Katastr does not match the name in the contract.

Important. The check takes a minute and costs nothing. If the name in the contract does not match the owner in the cadastre (land registry) — demand an explanation (power of attorney, sublease with owner's consent) before any money changes hands.

This is normal for a cooperative apartment (družstevní byt): the building belongs to the cooperative, and the "apartment owner" actually owns a share in the cooperative. Then, check the documents from the cooperative, not the entry in the land registry (katastr).
