Revize

mandatory technical inspection

What does “Revize” mean in Czechia?

Revize (technical inspection) is a required periodic technical check of equipment in a dwelling: gas appliances, electrical wiring, chimneys, boilers. The check is done by a certified specialist and documented with a report (revizní zpráva).

Who organizes it

Revize are the responsibility of the owner (or the homeowners' association / housing cooperative for common parts of the building), not the tenant. Your duty is different: to let the inspector in at an agreed time.

Why you shouldn't ignore it

  • Not letting the inspector in is a violation of the tenant's duties. And a serious violation of duties is a legal reason for eviction by the landlord.
  • Agree to visits in writing (messenger, e-mail) — this way you will have proof that you did not block access.
Important. The specific deadlines and frequency of inspections depend on the type of equipment and are set by separate rules. Do not rely on "I heard somewhere that it's once every three years." Ask the owner or the homeowners' association (SVJ) which specific inspections apply to your apartment.

Frequently asked questions

Who pays for the inspection — me or the owner?
The owner is responsible for equipment inspections, and the common parts of the building are managed by the SVJ (Homeowners' Association) or cooperative. The tenant must allow access at an agreed time.
I do not agree with the proposed time. Can I refuse?
Refusing completely is a bad idea: not letting the auditor in is read by the law as a violation of the employer's duties, and this is a reason for dismissal. Offer an alternative time in writing — and keep this correspondence.
