Vyúčtování is an annual recalculation: how much you paid in advance payments (zálohy) and how much service you actually used. It is regulated by Act No. 67/2013 Coll.
Deadlines you need to know
- The landlord must deliver the vyúčtování no later than 4 months after the end of the billing period (§ 7 para. 1).
- Financial settlement — additional payment or refund — within a maximum of 4 months from the date of delivery of the vyúčtování.
🔴 Penalty for landlord's delay
A penalty can be agreed upon in the contract, and the law sets a limit: a maximum of 50 CZK for each day of delay. A clause in the contract will not appear by itself — you need to include it.
What to look for in the document
- billing period;
- amount of zálohy (advance payments) paid;
- actual costs for each item (water, heat, elevator, cleaning, garbage);
- summary: přeplatek (overpayment) or nedoplatek (debt).
