What does “Družstevní byt” mean in Czechia?

A družstevní byt (cooperative apartment) is an apartment in a building owned by a bytové družstvo (housing cooperative). The person called the "apartment owner" actually owns a share in the cooperative and has the right to use a specific apartment.

Why this is important for you

🔴 In the katastr nemovitostí (land registry), the building is registered to the družstvo, not to a person. You will not find the name of the person renting the apartment to you there — and this is not necessarily a sign of fraud.
You need to check differently: documents from the družstvo that confirm membership and the right to use.
Renting out a družstevní byt usually requires the družstvo's agreement — ask about it before signing.

Družstevní vs. personal ownership

With osobní vlastnictví (personal ownership), the apartment is registered in the katastr under a specific person — checking takes a minute and is free. With družstevní ownership, the record leads to the cooperative, and you have to reconstruct the chain of ownership with documents.

Important. "No name in the cadastre" for a cooperative apartment is okay. But then you lose the fastest free check: demand written confirmations from the cooperative, do not just believe them.

Not necessary. If it is a cooperative apartment, the cadastre lists the cooperative, not the person. But then ask for documents that confirm their membership and right to use the apartment.

Can I freely rent out a cooperative apartment?

Usually, the consent of the družstvo (cooperative) is needed for this. Ask about it before signing — otherwise, you risk ending up in a contract that the cooperative does not recognize.
