What does “Osobní vlastnictví” mean in Czechia?

Osobní vlastnictví (shortly OV) is the real ownership of a specific apartment, registered in the katastr nemovitostí (land registry) to a specific person.

Why OV is convenient for a tenant

  • The owner can be seen for free and in a minute — on nahlizenidokn.cuzk.gov.cz, without registration.
  • The name in the land registry must match the name in the lease agreement. If they don't match — it's a red flag.
  • An official paper extract at CzechPOINT costs 100 CZK for the first page, and 50 CZK for each additional page.

OV vs. cooperative apartment

With OV, a person is listed in the land registry. With a družstevní byt (cooperative apartment), the družstvo (cooperative) is listed: the landlord's name is not there, and a quick free check will not work. You should ask "Is this OV or a cooperative apartment?" during your communication.

Owners in the building

Where apartments are OV, the owners form a Společenství vlastníků (SVJ) (Association of Unit Owners) — it manages the building and common areas.

Important. Personal ownership — the only way to check the landlord yourself, for free and in a minute. Not using this before transferring the deposit is an unjustified risk.

How to check if the landlord is the real owner?
Open nahlizenidokn.cuzk.gov.cz — for free, without registration — and check if the name in the cadastre matches the name in the contract. A difference without explanation (power of attorney, sublease with consent) is a reason not to pay anything.
What is the difference between an OV and a cooperative apartment for a tenant?
For verification. With OV (ownership certificate) of the owner, it is visible in the cadastre in a minute. With a cooperative, the cooperative is listed, and you have to ask for documents about membership and the right to use.
