What does “Energie” mean in Czechia?

Energy means electricity and gas. In Czech rentals, these are often confused with "services," but they are different things.

Services vs. Energy

Služby (services) according to zákon č. 67/2013 Sb. (law no. 67/2013 Coll.) are water, heating, elevator, cleaning, and garbage removal. These are paid through the landlord as zálohy na služby (advance payments for services) and are reconciled once a year in the vyúčtování (billing statement).
Energie (electricity, gas) are often arranged with a separate contract — directly between you and the supplier. In this case, this money does not go through the landlord at all and will not be on their vyúčtování.

A question to ask BEFORE signing

"Who signs the contract with the energy supplier — me or the owner?" The answer to this question will determine how much you really pay per month and who is responsible for the previous tenant's debt.

Important. Count the cost of housing as rent + service charges + utilities. If the contract with the supplier is transferred to you, record the meter readings in writing on the day you move in, with photos.

Not necessary. Act No. 67/2013 Coll. includes water, heat, elevator, cleaning, and garbage collection as services. Electricity and gas are often arranged with a separate contract from the supplier – ask directly how it is set up in the specific apartment.

If the contract with the supplier was in your name, rewrite it or end it, noting the final meter readings. Otherwise, bills will continue to come to your name.
